Says a commenter — referencing "The Big Lebowski" — at "What a Spectacularly Decrepit Greenwich Village Apartment" — a New York Magazine piece about "a totally decrepit one-bedroom, for an asking price of $685,000, on West 11th Street... a gut-reno kind of place."

Here's the real estate listing.
I don't see the sqft in the listing, but that actually looks quite big for $685K in New York City. Probably that impression is mostly thanks to the wide angle lens real estate photographers use though.
The kitchen looks pretty grim and the bathroom pretty cramped (from the floorplan), but the living room looks fine.
The sticking point, for me, would be those astronomical fees -- $1,655/month works out to almost $20,000 per year, which is a lot more than I'd be willing to pay for a pied-a-terre. For that amount, I could spend a full month out of the year at a luxury hotel, and why wouldn't I? When I've thought about buying in NYC that's always the bit that trips me up.
OMG that’s spectacular. It will be a shame if someone does a reno. Someone with vision has an amazing opportunity…
…then again there’s probably the irreversible stench of decades worth of Viceroys…

Reminds me of the therapy room in The King's Speech. Especially the walls. I agree, keep it as is. I would live there in a heartbeat.
There is a whole genre of hot rods called - Rat Rod. Agree, there could be a complementary interior design genre. Rat Design or ?

my property taxes are by the end of next week!
That's four hundred and seventy dollars i've got to come up with!

What do y'all suppose the property taxes Are for this zebra apartment?
Probably not as much as mine? Right? I mean North Fayette county schools are pretty top notch... AND, our property taxes support our Fayette county fair
(not Only, is there free admission (duh!), but the midway rides are Free Too!
oh, And on opening day, there's free pork sandwiches and roasted sweet corn (that's not property taxes though, it's pork check off or something)
I wonder how Greenwich Village county fair costs? Would they have separate buildings for the dairy cattle and beef cattle?
When we lived on the Main Line outside Philadelphia, a kid on our son's baseball team lived in a colonial-era house that had been used as a hospital during the Revolutionary War. I was talking with the kid's mom one evening at a team supper; she said her husband had inherited the house, which had been in the family for some generations, and he couldn't bear to consider moving. But the maintenance, she said, was epic. Slate roof under giant "survey" trees (planted to mark boundaries) that promoted moss growth, indoor plumbing added in the 1800s that froze all the time, and of course it was made of stone that - as those who could afford it back then would do - was stuccoed to reduce drafts through the mortar joints. Bits were constantly falling off the walls, inside and outside, and it fell to her to repair them, because this family wasn't rich, just longtime Pennsylvania, and apparently her husband was leading the Life of the Mind.
"I've grown to hate stucco," she finished, grimly.
It's hard to cherish rats and black mold.

Property taxes of $475 for the year? That's not even one month's worth of property taxes for our vacant land. King County is assessing us at $6,745.59. The second half of the bill is due at the end of October. Payment must be to the penny, neither over nor under, otherwise they'll send a notice to pay the exact amount and reject the payment.
Looks like water damage in the kitchen (ceiling). I'd check for mold. It also looks like it's on the fifth floor. Probably a walkup. No thanks.
On a positive note, the building comes with a doorman.
However, he is a mentally unstable homeless man who camps out in the lobby.
As we stumble toward a Grand Solar Minimum I expect those monthlies to soar.
Cheapest place for sale within two blocks is $950K. Look at it with a $300K renovation budget in mind and it doesn't look so bad.

My wife lived and worked in Manhattan in the early '80s. NYC was a great place to visit but I
wouldn't live there unless I was very very rich, and then only part-time.

Cherish it? Like, it's decayed just enough, freeze it there? Even if you could do that, the novelty would wear off when you try living with it. Not "you" you, but you know. And once you let your costly control-grip slip just a little, the process of decay resumes with a rush to the finish line. Try to sell fast then.
You could get one of those here for about 1/10 the cost.
But the view would just be trees instead of bums pissing on the street.
That apartment looks amazing. I couldn't believe the price until balfegor gave the maintenance fee. Then it nakes some sense. Still, a thoughtful renovation and it could bring 4 g's or more in rent.
